Do you charge buyers a fee?
For most resale residential purchases, the seller pays the buyer's agent commission, so working with me as a buyer typically costs you nothing out of pocket. There are a few exceptions (some new builds, some commercial deals, some exclusive listings). I'll always tell you upfront before you commit.
I'm a newcomer with no Canadian credit history. Can I still buy?
Yes, and I work with this a lot. Several lenders have newcomer programs (RBC, TD, Scotiabank, HSBC) that accept international credit, employment letters, and 35% down in place of a Canadian credit score. I'll introduce you to mortgage brokers who specialise in these files.
Do you help with halal or Sharia-compliant mortgages?
Yes. I work with brokers who arrange Sharia-compliant financing through Manzil, EQRAZ and a few smaller credit unions. These products work differently from a standard mortgage, and I'll walk you through the practical trade-offs (cost, eligibility, resale).
How do you handle investment properties differently from a primary home?
I build a one-page cash-flow model for every property before we tour it. That model includes realistic vacancy (8%, not zero), maintenance reserve, property management if you want it, and a sensitivity test for a rate renewal at 6% and 7%. If the numbers don't survive that, I'll tell you to pass — even if you love the unit.
What areas of the GTA do you cover?
Mississauga, Brampton, Oakville, Milton, Etobicoke, Vaughan and the Hamilton corridor are where I do most of my work. I'll also help with Toronto west, Halton Hills and Burlington. If you're looking somewhere I don't know well, I'll refer you to a trusted colleague rather than guess.
How quickly do you respond?
Within one hour during business hours (9am–8pm, seven days a week). On WhatsApp it's usually faster. If I'm in a showing or signing paperwork, my voicemail is monitored and someone will get back to you the same day.
